Fernie Zoning Changes

On June 11, 2024, Fernie City Council approved significant amendments to the City’s Zoning Bylaw aimed at increasing the supply of affordable and diverse housing options within the community. This move aligns with the Province of British Columbia’s mandate requiring municipalities with populations over 5,000 to enhance housing density by mid-2024.

One of the most notable changes is the consolidation of several existing residential zones into a single, streamlined category: the RSS – Residential - Small-Scale Zone. Under this new zoning, property owners can develop three to four dwelling units on residential lots ranging in size from 250 square meters to over 280 square meters. This adjustment is designed to encourage gentle density increases in established neighborhoods without drastically changing their character.

Further, the updated bylaw reduces yard setback requirements, providing greater flexibility for property layout and design. Adjustments have also been made to maximum building heights and parcel coverage allowances, which will enable more creative and efficient use of residential lots. These changes open the door to housing forms like duplexes, triplexes, and small multiplexes, which can offer more attainable ownership and rental opportunities for Fernie residents.

Importantly, any development applications submitted after June 12, 2024, will be assessed under these new zoning rules. Property owners and developers considering projects are encouraged to familiarize themselves with the updated regulations to take full advantage of the new opportunities for residential development.

These changes represent a proactive step toward addressing Fernie’s housing needs, promoting sustainable growth, and supporting a wider range of housing choices for the community.
