On June 11, 2024, the Fernie City Council adopted changes to the Zoning Bylaw to increase affordable and diverse housing. This meets the provincial mandate for towns over 5,000 people to boost dwelling unit density by June 2024. Key changes include consolidating residential zones into the RSS – Residential - Small-Scale Zone, which allows three to four dwelling units on lots of 250 to over 280 square meters, reducing yard setbacks, and adjusting building heights and parcel coverage requirements. All relevant applications received after June 12, 2024, will follow these new regulations.
